5: Get a detailed contract, which spells out everything. don't trust a friendly handshake.
6: Ask the city building inspectors what their opinion is of your bidders.
7: Go to the contractors office and see who you are dealing with. If they work from the glovebox of their car, where will they be when you need them again!.
